                Document Description
            
            The project proposes the creation of a mixed-use development and a rezone of the site to MX (Mixed Use).  The project involves the redevelopment of an existing site in the Midtown area of Stockton that formerly housed the Stockton Development Center.  The State closed the Center in 1995 and transferred the site to the California State University (CSU) system in 1997.  Due to the age of the buildings and history of the site, there historic resources.  The existing buildings would be reused to the extent possible and or practical, with the remainder demolished.  New buildings and other development on the site would be subject to the University Park Master Plan adopted as part of the project.  An elementary school for the Stockton Unified School District is proposed on the southern portion of the site.  CSU would occupy approximately 9 acres.  It is anticipated that 359 residents and 1,830 employees would be accommodated on the site.  The project would be phased in response to market conditions.
