Document Description
The applicant requests environmental review for a revised grading plan and a variance to allow a two-story, 25-foot high single family residence where the Code allows a maximum one-story, 20-foot high building at this property. The orginally approved pad was 8.084-square-feet in area, but additional, unapproved grading, including a rear, second pad has increased the combined level pad size to approximately 18,000-square feet and has caused 2:1 slopes up to thirty-feet in height. The average natural slope of the lot prior to grading was 24.3% which would permit a maximum combined pad area of 21,000 square-feet, and the grading ordinance permits slopes up to twenty-feet in height.
