Document Description

The project includes two single-family residences and accessory structures on separate, adjacent parcels. One application is for a residence on a 64.80-acre parcel that adjoins the ocean. The second application includes a residence on a 77.90 acre parcel that adjoins Highway 101, designated the Inland Estate (APN 079-200-008). The project also includes repairing an existing road and repairing and/or replacing 4 associated culverts that cross the railroad tracks (Case No. 06CDH-00000-00048). The Ocean Estate includes an ~8,042 sf residence (gross floor area; includes a 671 sf basement and 703 sf attached garage). The Inland Estate includes an ~12,413 sf residence (gross floor area; includes 1,271 sf basement). The residences include guest houses, garages and other accessory structures. An existing driveway on Hwy 101 provides access to the parcels. The project includes a shared access road and railroad under-crossing. On-site systems would provide waste-water disposal service. The Goleta Water District would provide water service. Water lines would be extended ~2,500 ft to the project site (Case No. 07CUP-00000-00065 and 09CDH-00000-00045). The Ocean Estate includes ~5,070 cy of cut/5,280cy of fill. The Inland Estate requires ~12,360 cy of cut/3,910 cy of fill. The project also includes offers to dedicate easements for public lateral access across the project site and vertical access to the beach.
