                Document Description
            
            The project totals 8.62 acres and includes the demolition of a vacant office building, a city storage building and a city building that is leased to Coastline Community College to construct a four-story, 127 room Ayres hotel, 88 residential units and 2,300 s.f. of retail space that may be used for storage in the future by the Fountain Valley Police department.  The hotel is proposed for 2.0 acres, totals 78,807 s.f. and includes a restaurant (breakfast only) swimming pool, Jacuzzi, 1,875 s.f. of conference facilities and 126 parking spaces.  The remaining 6.62 acres is proposed for 88 residential units (61 townhomes and 27 single-family detached units) and 270 parking spaces (176 garage spaces/94 guest spaces.  On-site recreational facilities include a swimming pool, restrooms, shower, and seating.  A homeowners association will maintain the open space, landscaping, electronic access gate, block walls, and streets within the townhome development.
