Description
General Plan Amendment No. 754 proposes to amend portion of the project site's current general plan land use designation from Light Industrial (LI) (0.25-0.60 Floor Area Ratio) to Community Center (CC) (5-40 du/ac and 0.01-0.30 Floor Area Ratio). Change of Zone No. 6922 proposes to change the project site's current zoning classification from Scenic Highway Commercial (C-P-S) and Industrial Park (I-P) to Specific Plan (SP). Specific Plan No. 340 proposes to develop a 48.15 net acre site into a residential community that will consist of single-family and multi-family residential dwelling units. Tentative Tract Map No. 31736 proposes a Schedule "A" subdivision of 48.15 net acres into 106 lots. Plot Plan No. 18966 proposes to construct 18 multi-family residential buildings within Planning Area 1; a total of 312 dwelling units are proposed with several recreational amenities, which include recreation buildings, pools, play areas, tot-lots, sport courts, trails, picnic areas, and others. Environmental Impact Report No. 478 proposes to analyze the environmental impacts of the proposed development per the CEQA.
